- Exterior & Interior

- Exterior Only

- What is a 4-point Inspection?
- The purpose of this inspection is for the insurance carrier to determine the risk associated with insuring the property, focusing on four key areas that are most likely to cause a major claim.
- Roof
- The condition, age, and material of the roof are examined for leaks, damage, or missing shingles.
- Electric
- The inspector checks the wiring for issues like aluminum wiring, cloth wiring, or missing GFCI protection, and inspects the electrical panel.
- Plumbing
- This includes the water heater (checking for leaks and age), pipes, and overall condition of the water supply system, as well as signs of water damage.
- HVAC
- The heating, ventilation, and air conditioning systems are evaluated for age, functionality, and maintenance needs

Home Inspection Checklist
Exterior, Lots and Grounds
We start at the exterior of the home. We look at the exterior siding, doors, windows, decks and balconies, driveways and walks, and grading.
This is a full overview of the outside of the home.
Foundation, Basement and Crawlspace
This is whatever is below the home. Concrete foundation walls, crawlspace elements, and basement floors. This also includes columns, piers, and floor structure.
Roofing, Attic, and Ventilation
This section is everything above the home. We enter the attic, looking for issues with the roof coverings, chimneys or flues, gutters, attic vents, roof structure, and even insulation.
Plumbing
We test every water fixture in the home looking for leaks. We run showers, test toilets and give an overview of the water heater.
Electrical
From the main panel to electrical outlets, we try to test every electrical elements of a home. This includes Switches, GFCI outlets, and smoke/CO detectors.
Heating System
We operate the heating systems in the home during our inspections. We analyze thermostat and heat distribution.
Cooling System
We visually inspect the cooling system. This includes central air conditioning, window units, and whole house fans.
Interior
We inspect visual and cosmetic issues like floors and walls condition, doors, windows, and cabinets.
Appliances
The appliances in the house will be tested. This is a basic limited inspection that ensures the device is operating as expected.
Garage
If the home has a garage, we will visually inspect the interior and exterior.
Lawn Sprinklers
If present, we will do a brief overview of the sprinkler system. This includes running thru the watering zones and looking at the controlling system.
